Tiny home on wheelsNo statewide tiny-home law. Tiny homes on wheels are generally classified as RVs and can't be a permanent residence in most jurisdictions. Inland and rural counties tend to be more permissive; coastal counties carry additional wind-load requirements under the 2021 South Carolina Building Code (based on the 2015 IBC).
ADU / accessory unitNo statewide ADU mandate. Greenville allows foundation-built tiny homes as ADUs but requires them to architecturally match the primary home. Horry County (Myrtle Beach area) is frequently cited as one of the more tiny-home-active counties in the state. Berkeley County allows ADU tiny homes up to 850 sq ft or 25% of the primary home's heated square footage, whichever is smaller. Columbia requires tiny homes to be built as ADUs, not standalone. Rock Hill does not currently permit them, though there has been local pushback to change that.
