Tiny Homes Zoning — State ProfileReviewed 2026-08-23

Can you put a tiny home in South Carolina?

Current tiny-home-on-wheels and ADU rules for South Carolina, sourced and dated — plus verified local builders.

DEPENDS ON LOCATION
South Carolina — Inland permissive, coastal more regulated, real named examples (verified 2026-08)
Tiny home on wheelsNo statewide tiny-home law. Tiny homes on wheels are generally classified as RVs and can't be a permanent residence in most jurisdictions. Inland and rural counties tend to be more permissive; coastal counties carry additional wind-load requirements under the 2021 South Carolina Building Code (based on the 2015 IBC).
ADU / accessory unitNo statewide ADU mandate. Greenville allows foundation-built tiny homes as ADUs but requires them to architecturally match the primary home. Horry County (Myrtle Beach area) is frequently cited as one of the more tiny-home-active counties in the state. Berkeley County allows ADU tiny homes up to 850 sq ft or 25% of the primary home's heated square footage, whichever is smaller. Columbia requires tiny homes to be built as ADUs, not standalone. Rock Hill does not currently permit them, though there has been local pushback to change that.
Minimum square footageNo statewide minimum; commonly 200–400 sq ft where a local minimum is set
Foundation requirementCoastal counties (Charleston, Myrtle Beach, Hilton Head) carry the state's strictest wind-load requirements regardless of home size; inland counties follow the same base code without the coastal wind provisions
Local notesIf you're looking near the coast, budget for the same kind of hurricane-code costs Florida buyers face. Greenville, Horry County, and Berkeley County are the most concrete, well-documented starting points in the state.
!Zoning is set by your specific city or county, not the state as a whole. Use this as a starting point, then confirm with the local building or planning department before you buy land or start a build. Not legal advice.
