ADU / accessory unitThis is a significant correction and reversal of an earlier draft: Nevada's major metros are no longer the stricter part of the state for ADUs. Assembly Bill 396 (Chapter 365, Statutes of Nevada 2025) requires counties over 100,000 population and cities over 60,000 (Clark County, Washoe County, Las Vegas, Henderson, North Las Vegas, Reno, Sparks) to adopt an ADU ordinance authorizing them by right — if a covered jurisdiction missed the July 1, 2026 deadline, ADUs became authorized by default on any residentially zoned parcel there. Reno adopted its own ADU ordinance in 2025 under an earlier law (AB 383, 2021); Las Vegas passed its compliance ordinance (No. 6963) on July 1, 2026, the deadline itself.
